This month's update covers one completed sale in Suffolk and three opportunities on the market, from a large portfolio of former Cove parks to a small Pembrokeshire park and an Aberdeenshire lodge park heading to auction. If you own a holiday home on one of these parks, or you are thinking of buying, here is what has been confirmed.
Heathside Holidays, Wenhaston, Suffolk: sold
Jim and Karen Wright have sold Heathside Holidays in Wenhaston to O'Donoghue Caravan Parks Ltd. The sale was reported on 21 September 2026. The couple developed Heathside from an agricultural holding into an award-winning holiday destination, and they have now retired, staying in the area.
Colliers marketed the park with a guide price of £2,995,000 and has confirmed the sale completed. The final price was not disclosed.
The freehold park covers about 19.5 acres and has 20 Scandinavian-style lodges, nine glamping pods, six shepherd huts and 16 touring pitches. It won the 2023 Hoseasons Diamond Award for Best Small Lodge Escape in the East of England.
The broker Balance for Business, which arranged funding from what it calls a Tier 1 lender, says this is the fourth deal on which it has supported the O'Donoghue family. Patrick O'Donoghue, a director of O'Donoghue Caravan Parks Ltd, said the family looked forward to "continuing the great work Jim and Karen have begun".
The 11 former Cove holiday parks: for sale
Since July 2026, Colliers has been marketing a portfolio of 11 holiday parks formerly run by the Cove group. The sale follows the administration of Cove Communities Holiday Park UK Holdco Limited and several related companies in November 2025, with Alvarez and Marsal appointed as administrators.
Most of the parks are in west Scotland, where there are eight parks including Hunters Quay, Drimsynie and the Loch Lomond area. The other three are:
- Solway Holiday Village, Silloth, Cumbria
- Gwel an Mor, Cornwall
- Springwood, Kelso, Scottish Borders
According to Colliers, the portfolio has about 2,564 developed pitches, including 1,707 private holiday home owner pitches, and there is room for around 484 more. It turned over £41.4 million in 2025 and made a profit, and it is currently run under the oversight of a specialist management team. Offers are invited for either the shares or the business and assets.
No buyer has been reported at the time of writing. With so many private owners across these parks, who buys them (and whether they are sold together or split up) will matter to a lot of people.
New Park Holiday Park, Landshipping, near Narberth: for sale
Savills listed New Park Holiday Park in Pembrokeshire on 1 October 2026, with the price available on application. The park is part of the Vale Holiday Parks portfolio.
It sits on 23 acres of former farmland near the River Cleddau and has 33 static caravans, 31 seasonal touring pitches and five lodges. There is planning permission for 20 more touring pitches, and the site licence runs from 1 March to 9 January. Savills describes the park as having "significant growth potential" and an established customer base.
Royal Arch Riverside Park, near Fettercairn: auction on 22 October
Royal Arch Riverside Park, an Aberdeenshire lodge park, is being sold through a timed online auction with Future Property Auctions on 22 October 2026, with a guide price of £1.98 million.
The listing describes a park of about 24.25 acres, developed for 57 lodges. These include 21 privately owned lodges, one company-owned hire lodge and eight show homes for sale, plus 19 serviced pitches ready for new lodges. The listing mentions a planned second phase of 36 more lodges and a master plan for 161 units, with 12-month holiday use. The lot is subject to a reserve, and the park was also offered at earlier auctions this year.
What this means for owners and buyers
If you own on one of these parks: a new owner does not automatically mean new terms, but it is a good moment to keep your licence agreement, park rules and latest pitch fee invoice to hand. Any changes to fees, rules or sales policies should come to you in writing. None of these parks has announced changes for owners.
If you are thinking of buying: where a park is on the market, ask the sales team directly whether a sale is in progress and what it could mean for pitch fees, licence length and resale rules. The eventual buyer may have different plans from the current owner, so get any key promises in writing.
