A Pembrokeshire holiday park has submitted plans to swap touring pitches for static caravans, in a revised scheme that follows a refusal last summer. According to the Pembrokeshire Herald, Coastal Resorts Ltd has applied to Pembrokeshire Coast National Park to replace touring pitches with 16 static caravans at Moreton Farm Leisure Park, Moreton Lane, near Saundersfoot.
What the application proposes
The application, made through agent Geraint John Planning Ltd, also seeks to regularise four existing static units on the site that do not currently have permission. A supporting statement says the park has 64 static caravans and 20 touring caravans.
The Herald reports that a previous change of use application was refused last summer, and that the amended scheme aims to address the reasons given, including "no further capacity for extensions to medium/large caravan sites such as this". The application follows a pre-application consultation.
Staying within the 80-pitch baseline
According to the supporting statement, pre-application concerns that the total number of units should not exceed the permitted baseline of 80 pitches have been addressed by cutting the number of proposed static caravans in the northern parcels from 20 to 16. The statement says: "This proposal ensures the regularisation of four unauthorised units across the site, while remaining within the permitted baseline of 80 pitches."
The applicant describes the proposals as "a like-for-like replacement of 20 tourers with 20 static caravans (inc. the 4 unauthorised static units in situ)" and argues they are therefore not an extension to a medium or large caravan site.
Visitor spending figures
The statement cites a UK Caravan and Camping Alliance report which puts average daily spending at £217 for visitors in rented accommodation, compared with £101 for touring visitors. Using a 50 per cent occupancy rate over the peak season, the applicant estimates that the 20 static units would generate approximately £462,210 in visitor spend, compared with £215,130 for 20 touring units over the same period.
The statement concludes that the proposal "represents a significant investment by the company in the park and the local area and would result in economic benefits to the area and local businesses all-year round".
What happens next
The Herald reports that national park planners will consider the application at a later date. No decision has been made, and we will follow the outcome with interest. Owners in the area can find more local information on our Pembrokeshire page.
