Cheshire East councillors have backed plans for nine holiday lodges and a facilities building at the former Price Poultry Farm on Green Lane, Poynton. The decision is an approval in principle: the committee voted to delegate approval to planning officers, subject to outstanding highways and ecology information.
What was decided
The application was considered by Cheshire East's northern planning committee on Thursday 29 October 2026, the Northwich Guardian reports. Eight councillors voted in favour of delegating the application back to officers to approve and two voted against.
The plans involve demolishing storage buildings on the site to make way for nine detached holiday lodges and a facilities building containing a shop, café, laundry room and gym. According to Cheshire Live, the planning officer's report describes the lodges as ranging from one-bedroom to three-bedroom units, arranged in a crescent along an internal access road.
Objections and support
Poynton Town Council and 56 residents had objected. Town councillor Laurence Clarke told the meeting: "The town council is concerned that allowing the building of a shop and cafe, which are open to the general public, will allow the intrusion of a commercial activity into the semi-rural green belt."
Applicant James Price said his family had worked and lived in Poynton for 50 years. "I obviously think this is a positive application for reuse of a brownfield site that enhances the green belt, the countryside, and the rural economy," he said.
Several councillors spoke in favour. Cllr Mary Brooks said: "I think, on the whole, it's positive development in the area." Cllr Fiona Wilson, who seconded the recommendation, said: "It ticks the tourism box."
Poynton councillor Mike Sewart said he could not support the plans, noting that an application for 11 houses on the site had been refused. He told the committee: "If committee does feel that the application should be approved, I do plead that strong conditions are imposed that ensure that it is holiday accommodation, not permanent residential use."
What is a holiday-use-only condition?
When a council approves holiday accommodation, it can attach planning conditions that control how the units are used. A holiday-use-only condition generally means the accommodation may be used for holidays and not as anyone's sole or main home. Depending on the wording, conditions of this kind can also:
- require the operator to keep a register of guests and their main home addresses
- limit the times of year when the units can be occupied
- allow the council to check that the units are being used as intended
Before the meeting, The Macclesfield Times reported that the officer's report proposed 19 conditions, including holiday use only for the lodges. It also reported that Poynton Town Council had asked for a compulsory six-week closed period each year, which the report did not propose. The final wording of any conditions will be set out if officers issue the permission.
How long you can use a holiday home each year is set by planning conditions and the site licence, as we explained in our report on Avon Riverside in Evesham.
