There is some cheerful news from the Scottish Borders this autumn. Rosetta Retreats, a new luxury lodge park developed by Eden Resorts, has officially opened in Peebles, as reported by the Border Telegraph on 10 October 2026. The park sits within 50 acres of parkland on the site of a former caravan park, and it brings a fresh mix of lodges for sale, short break rentals and a few genuinely indulgent touches.
For anyone who loves the idea of a countryside bolt hole, or who already owns a holiday home and keeps an eye on how the market is moving, it is a story worth a closer look.
A former caravan park, reimagined
According to the Border Telegraph, Eden Resorts acquired the estate in 2025 and has since invested in transforming the former caravan park into a high end lodge destination. It is a neat example of something we see more and more across the UK: established holiday sites being refreshed, redeveloped or repositioned to suit changing tastes.
Peebles is a lovely setting for it. The town sits in the Tweed Valley, with rolling hills, riverside walks and plenty of independent shops and cafés, all within reasonable reach of Edinburgh. A spokesperson for Eden Resorts told the paper that Rosetta Retreats "bridges the gap between total countryside seclusion and effortless accessibility."
Scottish-inspired interiors
The design leans happily into its location. Eden Resorts describes interiors that are Scottish-inspired, featuring tartan textiles, floor-to-ceiling windows and private patios, all set against tranquil parkland. The spokesperson said the park was "designed to reflect the natural beauty and heritage of the Scottish Borders."
It is a reminder of how far holiday accommodation has come. Many owners of older static caravans will remember when a good gas fire and a decent shower counted as luxury. Today, buyers at the top of the market are looking for something closer to a boutique hotel, with a view.
Meet The Bothies
Alongside the lodges for purchase, the site includes a newly completed set of one bedroom hot tub retreats called The Bothies. As reported, each comes with:
- a private, outdoor wood-fired hot tub
- an open plan lounge and a fully equipped kitchen, complete with a Nespresso coffee machine
- a bedroom that can be made up as a king or as two twin beds
- a luxury en-suite
The Bothies are designed for short breaks, with three night weekends, four night midweek stays or week long bookings available. The Border Telegraph also reports that additional two, three and four bedroom lodges will be available to rent in the coming months.
Saunas, treatments and breakfast on the decking
On-site experiences, according to the report, include communal saunas, in-lodge treatments and gourmet breakfast baskets delivered directly to the lodge decking. Picture a crisp Borders morning, a hot coffee, a basket of breakfast at the door and a soak before the walk into town. It is easy to see the appeal.
Ownership as well as rentals
Rosetta Retreats is not only a place to book a break. For those looking to own a holiday home, the Border Telegraph reports that lodges are available from £249,000 (as reported October 2026), offering year round access, concierge services and what Eden Resorts describes as a turn-key retreat. Prices and availability can of course change, so anyone interested should check directly with the park.
That combination of ownership and rentals is increasingly common at premium parks. Owners enjoy their own retreat, while the park keeps a steady flow of short break guests, which helps support the facilities everyone uses.
A note on the historic lodge
The report also mentions that concerns have been raised about the condition of a listed historic lodge at the edge of the site. In response, a spokesperson for Eden Resorts said the company was "committed to taking a thoughtful and responsible approach as our plans for the wider site continue to develop," while adding it would be premature to comment on specific proposals or timescales.
What it means for holiday home owners
New parks like this are good news for the wider sector. They show continued confidence in UK holiday homes and in rural tourism, and they help keep the Borders on the map for short break visitors.
They also give existing owners a useful moment to think about their own plans. When new, high specification lodges arrive in an area, some owners decide it is time to upgrade, some decide to move to a different park, and others simply want to know what their current holiday home might be worth. A few gentle points to bear in mind:
- Lodges and statics hold value differently. Construction, age, specification and park all play a part. Our guide on lodge vs static: which holds value better explains the main factors.
- Your pitch agreement matters. The length and terms of your pitch licence can affect your options when you come to sell. See our article on selling a static caravan with a pitch licence.
- Site fees are part of the picture. Annual fees and what they include can shape how buyers see a holiday home. Our guide on how site fees affect selling a static caravan covers this.
- There is more than one way to sell. Park sale, private sale and cash buyer each have their own pros and cons, set out in our comparison of selling routes.
Whatever you decide, it pays to talk to your park first and to read your agreement carefully, so there are no surprises.
A warm welcome to the Borders
Rosetta Retreats looks set to be a welcome addition to Peebles, giving a former caravan park a new lease of life with hot tubs, saunas and tartan touches. We wish Eden Resorts and its first owners and guests every success.
