If you own a caravan on one of Fantasy Island's parks, most of what you will find online is aimed at people buying a holiday home or booking a break. This guide is for the other side of that: owners who are thinking about selling. We have set out what Fantasy Island publishes, what it does not, and how the age policy reported in 2020 could affect your options. All website checks were made on 10 October 2026.

The parks and the basic ownership terms

Fantasy Island Caravan Sales describes two parks, Sunnymede and Eastgate, both at the heart of Ingoldmells near the Fantasy Island rides and market. As published on its site and checked on 10 October 2026:

  • the parks' season runs from 1 March to 30 November;
  • the annual site fee is £3,250, plus gas and electricity (the FAQ does not say which year this applies to);
  • holiday homes must be fully insured;
  • owners can sublet, with subletting their own responsibility and third party insurance required;
  • caravans cannot be a permanent residence.

The sales site also says plots are redeveloped to fit a new holiday home, which suggests pitches are prepared for each new unit. That is relevant if your caravan leaves, because the park may plan to resite a new caravan on your plot.

The age limit: what we know and what we do not

On 14 September 2020, Lincolnshire Live reported that Fantasy Island had written to owners announcing a maximum age limit of 22 years from 1 March 2022. A Fantasy Island spokesperson said the limit was designed to improve park quality while limiting the impact on licence holders, and that owners could renew their annual licence for 2021 before the change took effect. Owners with concerns were invited to ask about upgrading or finding an alternative site.

What we could not confirm is whether the policy is still exactly 22 years today, how it is measured (for example from manufacture or first siting), or whether any exceptions apply. The current Fantasy Island sales website does not mention it. Because this report is several years old, please ask the park office in writing what limit applies to your caravan now.

As a rough guide, if the 22-year limit still applies, a caravan built in 2004 would already be at or past it, and one built in 2006 or 2007 would have little time left for a buyer who wanted to stay on site. Your selling options

Part exchange with Fantasy Island

If you want to stay on Sunnymede or Eastgate in a newer caravan, part exchange is the route Fantasy Island openly advertises. Its FAQ says it accepts part exchange of any holiday home or tourer. It does not publish how part exchange values are worked out, so ask for the allowance in writing and compare it with what the caravan is worth elsewhere. Fantasy Island also advertises finance on caravans it sells, subject to status.

Selling to a buyer who stays on site

We could not find a published Fantasy Island policy on private sales where the caravan stays on its pitch. In general, a new owner needs a new licence from the park, which means the park decides whether they can stay, and there may be a fee or inspection. Whether that is possible for you will depend on your licence agreement, the caravan's age and the park's current policy. Selling to Fantasy Island outright

We could not find any published buy-back scheme or outright purchase offer for owners who want to leave without buying again. Ask whether the sales office would buy your caravan, and on what basis.

Selling off park

If you want to leave the park, or your caravan is at or near the age limit, you can sell it to a buyer who will remove it. Fees and timing

With a published site fee of £3,250 and a season starting on 1 March, timing matters. If you sell before the next season's fees are due, you may avoid paying for a year you will not use. Removal and collection access

Fantasy Island does not publish a removal or disconnection process. Sunnymede and Eastgate are both near Sea Lane, which is one of the busiest roads in Ingoldmells in summer, next to the attraction and its market. When planning collection, it is sensible to ask:

  • whether park staff must disconnect gas, electricity, water and drainage, and the cost;
  • how much notice the office needs;
  • whether caravans can be moved on market days, weekends or in peak season;
  • whether steps, decking or skirting need to be removed first.

Condition and price

Off-park value depends mainly on the caravan itself: make, model, size, year, heating, glazing and condition. Problems such as damp reduce value, but rarely make a caravan worthless. Be prepared for an off-park offer to be lower than an on-site asking price, because the buyer pays for removal and resiting.
