Haulfryn is refreshingly upfront about selling. Its website has a dedicated page on how to sell your holiday home, and it spells out the three routes owners can take, including selling to a caravan trader. That makes this one of the easier park groups to plan a sale around, as long as you understand the fee and the paperwork.
This guide sets out what Haulfryn publishes, what it does not, and what to ask your park team. It is general guidance from a cash buyer of statics and lodges, not legal advice. Your own holiday licence is the agreement that applies to you.

- Can I sell my Haulfryn holiday home? Yes. Haulfryn publishes three routes: through the park (or back to Haulfryn), privately with the licence transferred, or off the park, for example to a trader.

- What if it is old? Haulfryn publishes no age limit. If an older home cannot stay or will not sell on the pitch, it may still have value off-site or through export to Europe.
- What fees and costs apply? Up to 15% plus VAT on a transfer; transport and removal costs on an off-park sale (paid by you or the buyer, amounts not published).
Who Haulfryn are
Haulfryn is a family-owned business with its roots in Abersoch on the LlÅ·n Peninsula. Its story begins with Frank Minoprio, who built a house there called Haulfryn (meaning "sunny hill"), and The Haulfryn Estate Company was formed in 1935. The Warren at Abersoch received its first caravan site licence in 1948 and is still the group's flagship. Haulfryn celebrated 90 years in 2025.
Haulfryn currently lists nine holiday parks (Our Parks page, internal check date 10 October 2026):
- North Wales: The Warren Resort & Spa, Abersoch, and Tal Y Fan Holiday Park at the foot of Llanbedrog Head
- Devon: Finlake Resort & Spa, Holmans Wood Holiday Park and Dartmoor View Holiday Park, all around the edge of Dartmoor, plus Devon Hills Holiday Park near Paignton
- Cornwall: Praa Sands Holiday Park, near Penzance
- Wiltshire: Brokerswood Holiday Park, near Longleat
- Cheshire: Delamere Lake Sailing & Holiday Park
Haulfryn has sold some parks in recent years. For example, North Wales Live reported in 2024 that Pario Leisure had bought Gimblet Rock at Pwllheli from Haulfryn. If your park is not on the list above, check who operates it now, because the selling rules will come from them.
Haulfryn also runs residential park home estates. Those are covered by different law (see the GOV.UK guidance on selling a park home). This article is about holiday caravans and lodges only.
The three ways to sell a Haulfryn holiday home
Haulfryn's selling guide and its "No surprises" ownership article describe three routes.
1. Sell through the park, or back to Haulfryn
Haulfryn suggests starting with a chat with the sales team on your park, who can help with pricing and paperwork and may already have buyers waiting. In some cases it says it can offer a commission-free buyback at an agreed price. This is not available on every park and depends on the age, condition and pitch of your holiday home. Its ownership article adds that a buy-back also depends on the stock Haulfryn already has at the park and on market conditions. Buyback is not guaranteed.
2. Sell privately, with the licence transferred
You are welcome to advertise your holiday home yourself. Haulfryn's selling guide says:
- Your buyer still needs approval from the park team.
- A licence transfer fee applies, of up to 15% commission plus VAT, paid to Haulfryn.
- The park checks that your buyer is happy with, and accepted for, the remaining pitch licence.
The official selling guide says "up to" 15%. Haulfryn's August 2025 "No surprises" blog article describes the private sale commission as a flat 15% plus VAT. The selling guide is the more specific page, and "up to" suggests the rate can vary, but neither page tells you which rate is in your licence. Confirm the exact figure in your own licence before you set an asking price, and do not assume every owner pays the same.
If the park team manages the sale for you, Haulfryn says it will promote the holiday home, arrange viewings, help with price discussions and paperwork, and hold a handover meeting. The full price, including the transfer fee, is paid to Haulfryn, and your balance is transferred to your bank within 14 days.
3. Sell off the park, for example to a trader
This is the route Haulfryn describes as a trade sale. If your buyer plans to remove the holiday home from the park, they give up the licence, so no transfer fee is payable. Either you or the buyer will need to cover the cost of transport and removal. Haulfryn's ownership article says it can put owners in touch with trusted traders and guide them through the process.
That means a sale to a cash buyer who collects is a recognised, published option at Haulfryn, not something you have to argue for. The main cost to agree up front is removal, including any disconnection, crane or decking work, so ask who pays before you accept any offer. How Haulfryn values a holiday home
Haulfryn says its team looks at similar homes for sale on the park and locally, the age and condition of your home, what else is on the market and how sought-after your pitch or view is. It also says it usually includes the transfer fee within the asking price. That is worth understanding: if a park figure includes a fee that comes back out of the price, compare it carefully with an off-park offer where no fee applies.

Licence length and age
Haulfryn does not publish a standard licence length or age limit for its holiday homes. It does say it gives buyers full access to the holiday licence before they sign, so you should have a copy. The time left on it matters because a private buyer has to be accepted for the remaining pitch licence. Pitch fees and seasons
Haulfryn says its pitch fees are reviewed annually and generally rise in line with inflation, with larger increases rare and always communicated in advance. It does not publish the date fees fall due, so check your licence and last invoice. If you are deciding whether to sell, find out what happens to fees already paid if the home leaves part way through the year.
On seasons, Haulfryn's August 2025 ownership marketing article says all its parks have a 12-month season. That is an ownership marketing claim. Owner seasons and holiday-use rules can still vary by park in the FAQ, and these remain holiday parks, not residential ones. Haulfryn asks owners to prove a permanent home address each year, and the holiday-use and no-residence terms of your own agreement are what count. Its FAQ also refers to subletting being available at its parks in England, which a buyer interested in letting may ask about.
Part exchange and upgrades
Haulfryn offers part-exchange values on static caravan holiday homes, tourers and motorhomes, and says owners at other parks can talk to its team about joining. If you upgrade with finance on your current holiday home, the existing agreement has to be settled and a new one arranged.
