Laver Leisure is one of the longest established operators on the Ingoldmells coast, and a lot of owners have been on its parks for many years. If you are now thinking about selling, the most useful thing you can do is separate what Laver has actually published from what you may have heard on the park. This guide does exactly that, using Laver's own website as checked on 10 October 2026, and points out where you will need to ask Laver directly.

Which parks does Laver operate?

Laver says it has over 1,750 holiday homes across 13 parks in and around Ingoldmells and Chapel St Leonards. Its parks page, checked on 10 October 2026, lists the following, with its own marking for whether owners may rent out their homes:

Whether a park allows letting can matter when you sell, because some buyers specifically want a caravan they can sublet.

Age limits and licence length

This is the clearest thing Laver publishes. Its FAQ says:

  • all holiday homes must come off Laver parks after 30 years from new;
  • Beechways, The Bay on Golden Sands, Majestic, Haven and The Wolds are 25-year parks;
  • all the rest are 30 years.

Two small points to check. The FAQ refers to "The Bay on Golden Sands", which does not appear as a separate park in Laver's parks list, so if you are on Golden Sands, ask which limit applies to your pitch. And the limit is counted from new, so check the year of manufacture on your caravan's paperwork or serial plate, not the year you bought it.

Why this matters for a sale: a buyer who wants to stay on the pitch will look at how many seasons are left. A 2010 caravan on a 30-year park has far more remaining use than the same model on a 25-year park. Selling through Laver

Laver's FAQ says the team will be glad to assist if you want to sell, and its About page names a holiday home sales contact for people looking to buy or upgrade. What Laver does not publish is how it values a caravan it buys, whether it charges commission if it sells on your behalf, or whether it offers part exchange or buy-back on particular terms. We are not saying these options do not exist. We simply could not find them published, so you should ask.

Selling privately

There is no published Laver policy on private sales where the buyer keeps the caravan on its pitch. Your park may need to approve the buyer or issue a new licence, depending on your agreement and the park's rules. There may be a fee. Your licence agreement is the place to look first. If it is silent or unclear, ask Laver in writing:

  • whether a private buyer can take over your pitch;
  • what approval process applies;
  • whether any transfer fee or commission is payable, and how much.

Park rent and timing

Laver's FAQ says park rent depends on the park, includes rates, water and VAT, and requires a standard deposit. It quotes average park rents for 2025 of £3,800 for a 12ft wide home and £3,600 for a 10ft home. We could not find a 2026 figure on the site when we checked on 10 October 2026, so ask for the current rent for your park.

Electricity is individually metered and billed after the end-of-season reading. Laver's season runs from March to the end of October, or November on some parks.

What Laver does not publish is what happens to park rent you have paid if your caravan leaves part way through a season. Ask before you commit to a sale date. If there is a balance owing, see selling when you still owe pitch fees.

If the caravan leaves the park

Laver does not publish its removal or disconnection process. In general, a caravan leaving any park has to be disconnected from gas, electricity, water and drainage, and the park will want to know who is doing it and when. Many of Laver's parks sit along Roman Bank with direct beach access, and pitches can be close together, so the route out needs planning. Ask Laver:

  • whether disconnection must be done by Laver or an approved contractor, and the cost;
  • what notice it needs before collection;
  • whether there are restricted days or times for moving caravans.
