Decking, a patio, maybe a few pots of lavender. Then there is the plan just lodged in Towyn, which goes one splash further. SF Parks, which operates Whitehouse Leisure Park, has applied to Conwy County Borough Council for a private swimming pool beside a single caravan on the park.

It is the second application of its kind at the park, and it offers a fun glimpse of how far outdoor space around a holiday home can be taken, as well as a reminder of the approvals involved.

What has been applied for?

According to the Rhyl Journal, which reported the application on 16 October 2026, SF Parks has asked Conwy County Borough Council for permission to create a swimming pool, together with associated excavation works, fencing, a patio, a terrace and planters. The paper describes Whitehouse Leisure Park as a family-run static caravan and holiday park.

The supporting planning note, quoted by the Rhyl Journal, says: “The proposed works would provide an improved outdoor leisure and amenity space associated with the caravan shown on the submitted plans.”

It adds that the pool and terrace “would occupy a compact area alongside the caravan”, and that the fencing “would provide enclosure and privacy, while the planters would soften the appearance of the development and introduce native planting into an area currently lacking vegetation.”

Not the first pool at the park

This is not a one-off idea. The Rhyl Journal reports that a previous application for a swimming pool at an existing caravan plot on the same park was granted planning permission in October 2025, subject to conditions. The new planning note also refers to a directly adjacent application.

So, if the latest plans are approved, there could be more than one caravan plot on the park with its own pool. It is a long way from a deckchair and a windbreak.

No extra beds, and the water goes to the sewer

Two details in the planning note are worth highlighting, because they speak to the questions a council is likely to ask about a proposal like this.

First, the note says the works “would remain ancillary to the existing holiday accommodation use and would not introduce additional accommodation or extend the caravan park into undeveloped land.” It adds that the proposal would provide “an ancillary outdoor leisure facility without introducing additional sleeping accommodation.” In other words, the pool is about outdoor space, not about squeezing more guests on to the plot.

Second, there is the practical matter of where the water goes. The note says: “Wastewater arising from the swimming pool, including filter backwash and drain-down water, will discharge into the existing mains foul sewerage system. Pool wastewater will be managed separately from surface water runoff.”

The application site lies within the established park, surrounded by caravans and lodges, decking, paved amenity areas and internal access roads. The note says the works “would be viewed within the established caravan park setting, alongside comparable decking, boundary treatments and outdoor amenity spaces.”

The council will consider the application in the usual way. At the time of writing, no decision has been reported.

How far will people go with outdoor space?

A good deck is somewhere for morning coffee, an evening barbecue or simply watching the world go by. A private pool sits at the far end of that spectrum, but the idea behind it is a familiar one: making the space around your caravan or lodge feel like your own.

Whatever the scale, from a new step to a full terrace, a few principles apply.

The park comes first

On a holiday park, the space around your caravan is governed by your licence agreement and the park rules. Before adding decking, fencing, a hot tub or anything bigger, you will normally need the park’s written agreement. Parks also have site licence conditions to meet, including the spacing between units, so something that looks simple on paper may not be possible on every pitch. If you are unsure what your agreement allows, our guide on how to read a park manager’s letter may help you make sense of any correspondence.

Planning can apply too

As the Towyn applications show, larger works such as excavation for a pool can need planning permission from the local council, in addition to the park’s agreement. It is always worth checking before any work starts.

Upgrades and resale value

It is tempting to think that every upgrade adds value, but that is not guaranteed. Some additions may appeal to a future buyer, while others are very personal, and features that are tied to a pitch may not travel with the caravan if it is ever moved. When we look at a caravan, its make, model, age and condition are central, along with the pitch arrangements.
