Yaxham Waters Holiday Park, set in around 15 acres of countryside near Dereham in Norfolk, has received planning approval for four new holiday lodges. The Dereham Times reported the decision on 4 November 2026, citing Breckland Council application reference PL/2025/1950/FMIN.

Four Sunseeker lodges at Lakeside

The new units will sit in the park's Lakeside area. Each lodge will have two parking spaces, a storage shed and decking. They will come from the Sunseeker Holiday Homes range, with two single and two double units planned.

According to the Dereham Times, the homes are a response to further demand for holiday accommodation on the site. A design and access statement from the park said its success had brought more tourists to the area, helped the local economy and contributed to placing Breckland as a favourite holiday destination. The statement added that the company had looked at parts of the site that could take more lodges while keeping the overall ambience, and that the proposals would not adversely affect nearby residents, the character of Yaxham, the highway network or the landscape of the site.

Neighbour comments

Some neighbours raised concerns about extra traffic, the ambience of the site and flooding and drainage issues on Station Road. Those points were noted in the local coverage. The council has nonetheless granted planning approval for the four lodges.

About Yaxham Waters

Yaxham Waters can hold up to 70 lodges. Some overlook three fishing lakes. On site there is also the Pickle and Pie café, an adventure playground and a farmyard area. The park is at Dereham Road, Yaxham, NR19 1RF.

Its buying a lodge pages confirm that holiday lodges are available for sale (not as residential homes). Brands listed include Omar, Tingdene, Prestige, Atlas and Wessex. The park says it is open for 11 months of the year and has fishing lakes among its facilities.

What this means for lodge owners in Norfolk

Approvals of this kind are a reminder that demand for holiday lodges remains part of the Norfolk park picture. Parks add pitches and units when they judge there is room and need. For owners already on site, that can affect how busy a park feels, what facilities are shared and how the landscape of a lakeside setting changes over time. Planning conditions and park rules still set how holiday homes may be used, so owners should always check their own agreement and their park team for what applies to them.
