Last valuation guide update: October 2026
Introduction
The Atlas Mirage was introduced as a new 12 ft wide Atlas model for 2018 and was built until Atlas Leisure Homes entered administration in 2025. Central heating and double glazing were options in 2018, so specification varies. This guide covers the layouts, how to identify one and how a trade valuation works.

Model history
Atlas introduced the Mirage as a new 12 ft wide model for 2018, in 28 x 12 and 35 x 12 two-bed and 36 x 12 three-bed layouts. A 32 x 12 two-bed had been added by 2025. In 2018, central heating, double glazing, extra insulation and a galvanised chassis were all options. Dealers advertised 2024 and 2025 Mirages; we have not seen a new 2026 Mirage advertised.
Atlas Leisure Homes, a Hull manufacturer trading since 1973, entered administration in March 2025. In June 2025 the Rix Group bought the Atlas name, model designs and some equipment and said it would bring the brand back; parks have since advertised new 2026 Atlas models, including the Debonair. Atlas caravans built before 2025 were made by the original Hull company, so check warranty cover with the park or dealer.
How to identify an Atlas Mirage
- Start with the plate and paperwork. The manufacturer plate, serial or chassis number and original paperwork are the most reliable way to confirm the model and year.
- Measure it yourself. Check the length and width with a tape rather than relying on an advert headline.
- Look for an en-suite WC on two-bed models over 28 ft, and an extra WC on the 36 x 12 three-bed.
- Look for the electric lounge fire, integrated oven and grill and a USB socket.
- Check whether central heating and double glazing are fitted, as both were options.
- Ignore letters after the name on park adverts (FE, HM): they are park codes.
- An asking price is not a value. What a park or dealer is asking tells you little about what the caravan is worth to a trade buyer.
Specs and typical layout
This is a summary of the sources we found, not a full factory specification for every year.
- Sizes (2018): 28 x 12 two-bed (6 berth), 35 x 12 two-bed (6 berth), 36 x 12 three-bed (8 berth)
- Sizes (2025): 28 x 12, 32 x 12 and 35 x 12 two-bed, 36 x 12 three-bed
- Measured lengths (2018 brochure): shortest measure 8.815 m (28' 9") for the 28 x 12 and 10.818 m (35' 5") for the 35 x 12
- Standard (2018): integrated oven and grill, pull-out lounge bed, USB socket, electric lounge fire, en-suite WC on the 35 ft model, fixed L-shaped seating and dinette
- Options (2018): central heating, PVC double glazing, extra insulation, pre-galvanised or fully galvanised chassis
How much is an Atlas Mirage worth?
Individual valuation recommended. We do not publish a fixed trade-value band for the Mirage because year, specification, condition and collection requirements can make too much difference. A band spanning 2018 to 2025 would mislead: early examples may be single glazed with no central heating, while later ones may have both and a galvanised chassis.
What would SCB actually pay?
Our offer is a trade price for the caravan itself, collected from where it stands. It is based on the year, confirmed size and layout, condition (damp, floors, roof and chassis), heating and glazing, and how straightforward collection will be, measured against what we can realistically resell it for. On a Mirage we check which options were fitted and what warranty, if any, passes to the buyer.
A trade offer will normally be lower than the retail, park and private asking prices below. Those prices often include a pitch, siting, connections, decking, site fees or a dealer margin, and the seller has time to wait for the right buyer. A trade buyer pays for the caravan alone, arranges collection and takes on the cost and risk of resale. Individual valuation recommended: send us the plate details and some photos and we will give you a figure for your caravan.
Online prices and price context
- New dealer price (2025, inc VAT): £36,855.72 (28 x 12) to £42,823.83 (36 x 12 three-bed), Surf Bay Leisure
- Sited park price (2024 model): £56,575 including siting and connections, Butlin's Lakeside, Minehead
The Surf Bay prices are new prices before siting. The Butlin's price includes siting, connections and a pitch. These are list, dealer, park or private asking prices; we give the year where the source states one. None of them is a trade or cash buyer price, and none should be read as what a trade buyer would pay.
Retail vs private vs trade: what the numbers mean
- Manufacturer list price (RRP) and ex-works price: what a new caravan costs from the maker or its dealers. Ex-works usually excludes delivery and siting. Some sources state whether VAT is included and some do not; where a source does not say, we say so, and those figures should not be compared directly with prices that include VAT.
- Dealer retail asking (off-site): a dealer's price for a caravan not on a pitch. It includes the dealer's margin and often preparation or a warranty, and delivery and siting are usually extra.
- Sited park asking: a price for a caravan on a park pitch. It often includes the pitch, siting, connections, sometimes decking and part of the site fees, and the park's margin.
- Private asking: what an owner hopes to get. It can be higher than trade but may take a long time, and buyers often need the park's approval and a pitch.
- Trade or cash buyer value: what a trade buyer pays for the caravan alone, collected. It is the lowest of these figures because the buyer takes on collection, any refurbishment and the resale risk, but it is usually the quickest and simplest exit.
What affects Atlas Mirage value?
- Options fitted: central heating, double glazing, extra insulation, chassis type.
- Year: 2018 to 2025.
- Layout: 28, 32, 35 or 36 ft.
- Warranty: caravans built before 2025 were made by the original Hull company, so check warranty cover.
- Pitch or no pitch.
- Condition: damp, soft floors, roof, windows and chassis condition matter more than the model name.
- Appliances and fittings: present, safe and working.
- Collection access: how easy it is to get a vehicle to the caravan and move it off the pitch.
Known features and quirks
- Built from 2018 until Atlas closed in 2025. There is no Atlas factory warranty support now, so check what warranty, if any, the seller passes on.
- Early 2018 to 2019 examples may be single glazed with no central heating.
FAQs
When was the Atlas Mirage introduced?
It was new for 2018, according to the Atlas 2018 brochure.
Is the Mirage still made?
Atlas Leisure Homes entered administration in March 2025, and the Rix Group bought the Atlas name and designs in June 2025. Parks have advertised some new 2026 Atlas models, but we have not seen a new 2026 Mirage.
What does 'Mirage FE' mean?
FE is a park code (Fell End) used on a park listing, not a different model.
Will you buy my Atlas Mirage if it is old or needs work?
We look at caravans of all ages and conditions. Age and condition change the offer, so send us the plate details and photos and we will value it individually.
