Last valuation guide update: October 2026
Introduction
The Willerby Westmorland was an entry-level holiday home, and public evidence about it is limited. This guide sets out what dated examples and a 2010 review show, what we could not confirm, and how a Westmorland is valued when you sell.

Model history
Willerby used the Westmorland name on an entry-level holiday home. Examples dated 2005 are listed in two- and three-bedroom form, and Leisuredays reviewed a new 35ft x 12ft three-bedroom Westmorland in April 2010, available as standard (windows in the lounge end wall) or Outlook (French doors). On that model double glazing and central heating were options.
We could not establish the first or last production year, and we could not locate a Willerby brochure for the model. Dealer adverts show other lengths, but we have not verified them.
How to identify a Willerby Westmorland
- Start with the plate and paperwork. Check the manufacturer plate, serial or chassis number and any original paperwork, then confirm the model against the measured size, layout and specification.
- Lounge end wall: windows on the standard model, French doors on the Outlook version (2010).
- Layout (2010): entry into the kitchen, with dining and lounge to the left; fold-out sofa bed in the lounge.
- Spelling: some dealers write 'Westmoreland'; it is the same model.
- Measure it yourself. Advert headlines often round sizes or misstate the width.
Specs and typical layout
This is a summary of the sources we used, not a full factory specification for every year.
- Size (2010 review): 35ft x 12ft, 3 bedrooms, built to EN 1647
- Bedrooms: dated examples we found are 2 or 3 bedrooms
- Versions (2010): standard and Outlook
- Heating and glazing (2010): double glazing and central heating were options
How much is a Willerby Westmorland worth?
There is no single figure for a Willerby Westmorland. A cash offer depends on the individual caravan: its year, confirmed size and layout, specification, condition, and what collection involves. Some were sold without central heating or double glazing, and examples span at least 2005 to 2010, so a single range would mislead.
Individual valuation recommended.
What would SCB actually pay?
We do not publish a fixed trade-value band for this model because year, specification, condition and collection requirements can make too much difference.
What we pay for a Willerby Westmorland is a trade price for the caravan itself, removed from the pitch. It will be below park, dealer and private asking prices, because those include things a trade buyer does not get (a pitch, siting, site-fee packages, warranties and the seller's margin) and leave out costs a trade buyer carries (collection, transport, refurbishment and resale).
Online prices and price context
- Park package price: £16,995 for a 2010 35 x 12 three-bed with double glazing and central heating at Steeple Bay (Park Holidays, October 2026), including free 2026 site fees
- Private asking price: £19,995 for a 35 x 12 two-bed, about 15 years old, sited in Moray (site fee £2,300; the advert date is not shown)
Both prices include a pitch, and the park price includes a site-fee offer. Neither is what a trade buyer would pay for the caravan alone.
Retail vs private vs trade: what the numbers mean
- Manufacturer RRP or list price: what the maker quotes for a new caravan, usually before options, delivery, siting and pitch fees. Check whether VAT is included.
- Ex-works price: the factory price for a new unit before delivery and siting; review sites quote it for the model year they tested.
- Dealer retail asking price: a dealer's price for new or used stock. Off-site dealer prices usually exclude a pitch; dealer margin is built in.
- Sited park asking price: what a park asks for a caravan already on a pitch. It often includes siting, connections, steps, decking and sometimes a period of site fees, plus the park's margin.
- Private asking price: what an owner hopes to get, often with the caravan staying on its pitch, subject to park approval and any park commission.
- Trade or cash buyer value: what a buyer such as SCB pays for the caravan itself, removed from the pitch and collected. It is lower than retail because the buyer pays for collection, transport, any refurbishment, a new pitch or resale, and takes on the risk.
An asking price is not a sale price, and neither is what a trade buyer pays. None of the figures in this guide is an SCB purchase price.
What affects Willerby Westmorland value?
- Year and paperwork. The plate, serial number and any original paperwork confirm the model year and specification.
- Confirmed size and layout. Measured length, width and bedroom count, not an advert headline.
- Heating and glazing. Whether central heating and double glazing were fitted, and whether the heating works.
- Condition. Damp, roof, floors, windows, cladding and chassis condition matter more than cosmetic finish.
- Appliances and fittings. Whether they are present, safe and working.
- Collection access. Ground conditions, access for the transport vehicle and the caravan's width all affect cost.
- Pitch or no pitch. A trade buyer is buying the caravan, not the pitch, so pitch value and site-fee packages do not transfer.
Known features and quirks
- Heating and glazing were options, so do not assume either is fitted.
- Spelling variants (Westmorland, Westmoreland) can hide adverts in searches.
FAQs
When was the Westmorland made?
Dated examples we found are from 2005 and 2010, and a new Westmorland was reviewed in April 2010. We could not establish the full production span.
Is the Westmoreland a different model?
No. It is a common misspelling of the same Willerby model.
Can I sell it and keep the pitch?
No. A trade buyer buys the caravan and removes it. Talk to your park about notice, any final site fees and what happens to the pitch.
